Is there a genuine reason to challenge the assessment?
A high bill does not automatically mean the rateable value is wrong. The assessment reflects the property's characteristics and an estimate of rental value at the relevant valuation date. The first task is to identify a specific issue: inaccurate property details, an inappropriate valuation approach, incorrect floor areas, a material change affecting the locality, or evidence that comparable assessments or rents support a different figure. We review the rating assessment alongside the property facts and the available evidence. If there is no credible basis for a challenge, we will say so. If there is, we will explain the likely route, the information required and the practical risks before work proceeds.

Evidence matters more than assertion
The VOA will not normally alter an assessment simply because a business believes its bill is unaffordable or because neighbouring businesses pay less. Differences in size, use, location, lease terms and valuation scheme can produce different assessments. A persuasive case connects the requested change to verifiable property facts and relevant valuation evidence.
Deadlines and procedural requirements also matter. Incomplete or inconsistent information can delay a case or weaken it. We help keep the submission focused on the valuation issue and maintain a clear record of the evidence supplied.
What happens if the rateable value changes?
A reduced assessment may affect the council bill, but the financial outcome depends on the effective date, transitional arrangements, reliefs and the billing authority's calculations. A challenge can also result in no change and, in some circumstances, scrutiny may identify a reason for an increase. We explain these uncertainties and never guarantee a reduction or refund.
